A very large 1 ½ to 2 acre but extremely secluded lake, surrounded on all sides by woodland (approx 21 acres). At the edge of the lake, in one corner, is a timber summerhouse with two principal spaces – one for sleeping and one for the daytime, and a compact and unused kitchen (essentially two large cupboards), and an extremely picturesque timber built boathouse. There is one other small timber building that is used primarily for storage.

The lake is very quiet, with very little (if any) extraneous noise. The water is safe for bathing, and there is nothing to suggest the 21st century at all. The surrounding woodland is also available for use, and is varied and totally unspoiled (although sensitively managed). The bluebells in spring can be spectacular.

The downside to this seclusion is that the facilities on site are minimal. There is no running water, electricity or toilets. To access the property you must cross a field, and navigate a track for a couple of hundred metres. This track is used regularly for various woodland pursuits and a car can manage it comfortably. Parking would be on the track, in the field, or in the farmyard opposite the gate to the field, where electricity could be made available.
